Virtually all managed subdivisions have a provision in their deed restrictions requiring the written approval of the Design Review Board, prior to construction, of all proposed “Improvements.” Improvements include all man-made changes to the condition of a Lot, and specifically include fences, decks, patios, walls, landscaping, driveways, gazebos, trellises, ponds, pools, fountains, walkways, play structures, sheds, dog houses, grade changes, etc. Submittal of a written Application is required to obtain the written approval of the Design Review Board. Improvements constructed without DRB approval are subject to forced removal or modification, and may result in lot assessments in the form of fines as authorized by the deed restrictions.
Please note that as of January 15, 2007 there will be a change in our fee schedule for the following services:

The following information is required to review your request for all
construction, modifications, additions or alterations of Improvements on or to
the Property. Applications will generally be processed within approximately two
(2) weeks (generally, within ten (10) business days of receipt). Expedited
handling is available for $40.00 (Payable to PSAM, Ltd.) upon the receipt
of which your application will be reviewed generally within approximately four
(4) to five (5) business days following receipt. In the Scioto Reserve and Golf
Village Communities, the approval process may take up to an additional 10 days
(beyond the regular or expedited review periods). Due to the nature of some of
the requests, i.e. in-ground swimming pools and additional review procedures,
the review process may take longer. Applications submitted in early Spring may
also be delayed simply by virtue of the volume of requests received. Please note
that pictures are helpful and appreciated but cannot be accepted as a substitute
for the required information. We must have complete information to review your
request.
An application should include the Application Form or a reasonable facsimile
thereof, and the following drawings:
1. Plan view (dimensioned) – this is an “overhead” view of the entire lot,
showing the location of the proposed improvement(s) relative to the house
footprint, property boundaries, easements, building setbacks and no build zones.
All home purchasers should receive a site survey (sometimes called plot and/or
grading plan) at Closing that serves well as the base plan for this requirement;
2. Perspective view (dimensioned) – this is a drawing of the proposed
Improvement(s) to depict what it/they will look like when viewed from ground
level. For Improvements that involve underground work, this view should show
elevations of the improvement(s) above and below (i.e. postholes/footers)
finished grade; and
3. Construction Details for the Improvement(s) including a materials list
describing the type(s) of construction materials and colors thereof, and
proposed finish color or other treatments (i.e. painting, staining, and
weatherproofing).

Owners will be notified in writing by mail of the Design Review Boards Determination to Approve, Approve Conditionally or Deny their Application. Requests that are denied may be revised and re-submitted to the Design Review Board for review.
